Home inventory is UP again…is this a trend?

Yikes.  Call U-haul and ask them what their busiest month is and they’ll tell you June…yet, our inventory is UP again this month from last month.  Could it be due to new build sales, the super hot rental market, or maybe because (according to strong Federal information released) interest rates are soon to be on the rise?  It’s a little too early for the “hot” home selling season to be dying down.  Sellers, price accordingly or you won’t sell.

Are buyers in control this season?

It’s May!  The traditional “busy” season in real estate is here.  But is it really that “busy”?  As the weather heats up, there’s been a slight cool down in buyer activity.  Sellers need to back down on their prices a little if they want to play the game this season.  Buyers are in control!

Okay so maybe it’s not the roof but the housing market in the greater Phoenix Metro area sure is. Down almost a full months worth of inventory since last month even though we listed approximately 500 more homes!  March of 2016 saw almost 2,000 more sales than February of 2016.  Hop on board before it gets even hotter!  Search homes or, for sellers, find your current home value here: EvoAZ.com

Buyers, it’s time to get out there and BUY!!

We can feel the shift…properties are taking less and less time to sell.  February inventory levels are reporting at just about 5 mos which pushes us just over the threshold and into a BUYERS market.  The deals aren’t getting any better than this folks.  Now is the time.  Plus, who wants to move during the summer??

Whoa Nelly!!

What, what, WHAT?!!  Up MORE than a month’s inventory since last month?  Do not fret, Real Estate buyers and sellers, because that’s what normally happens throughout the holiday season it just came a little late this year.  No, you aren’t going to have trouble selling your home this winter / spring but you might feel a little “rushed” if you are planning to buy but you are waiting until this summer.  We’re feeling the “buying rush” tremors already.

PS…have you ever moved in the summer in Phoenix?  It’s a bit warm.  Just a thought…
