New Year, New Market!

Inventory is down and close to the three month mark which means we are still in a sellers market (anything under 4 is considered a sellers market).  We expect buyer activity to increase throughout 2016 which means values will continue to rise for sellers.  2016 should be a great year in real estate.

Here comes Santa Claus…For BUYERS!

It happens every year at this time in the Real Estate world… the holiday “slow down” is here.  This is the time of year that we tend to focus less on buying and selling Real Estate and more on parties, holiday cookies, and preparation for the big day.  Little do homebuyers know that this is THE BEST…did I mention THE BEST…time to purchase real estate.  Why?  The answer is simple:

1. Inventory levels tend to climb (lower closed transaction count is largely to blame here).

2. There are less buyers in the market place causing less competition for homes and more opportunity to negotiate with sellers.

3. Sellers are MUCH more motivated … why?  See #1 and #2 and, quite frankly, selling a home takes time, preparation, and there is an opportunity for a seller to be “inconvenienced” with showings when they would much rather be watching holiday movies, wrapping presents, or entertaining guests.

The proof is always in the pudding… so, let’s look at the pudding:

We are DOWN 1,000 transactions from October to November (closed sales).  We are UP an entire month’s inventory from October to November.

Is Now a Good Time to Buy?

As we approach the holidays, we are asked this question more and more often:  Is now a good time to buy?  The answer is unequivocally YES!  Why?  It’s simple.  If a home is listed during the holiday season, you have a motivated seller.  They want to sell.  Buyer activity also slows down during this time of year.  What does that mean? The “Perfect Storm” for Homebuyers

Sellers are beginning to feel the “holiday slowdown” as we move further and further away from the feeding frenzy of summer.   We had fewer sales in September and did experience a spike in new listings.  Our inventory has increased just a bit causing more competition for sellers and more selection for buyers.  Interest rates remain low allowing for affordable financing.  Increased inventory, motivated sellers, and affordable financing?  It is the perfect storm for homebuyers.

Is this the summer slow down?

August achieved its typical cycle with a bit of a slow down compared to the summer rush.  We are up a bit in inventory and down a bit in sales but the numbers still suggest a healthy market meaning sellers are selling and buyers are finding homes to buy without having to deal with much competition from other buyers.  Since the beginning of September we’ve noticed an increase in showing activity across the board.  It seems that September is on track for its typical cycle as well.  Mortgage rates will have an effect on this however we aren’t sure what is going to happen with rates come October.
