The Summer Slowdown

We have hit the hot months and that usually has an impact on the swiftness of the market. Families are busy getting last minute vacations in before school starts, planning bbq’s for the 4th and just simply hibernating from the heat ☀ It’s been a busy market and, with interest rates at a good level, activity has slowed but certainly hasn’t stopped.

How Low can you Go??

Inventory is LOW and so are rates.  We are almost as low as we were this time last year, in fact.

Bottom line:  BUYERS take advantage of the lower rates and save yourself a boat load of money and heartache trying to rent for another year.  Landlords like me are loving this rental market right now and are getting top dollar.  It’s seriously less expensive to buy with all the perks (write offs and such) that come with homeownership.

Phoenix Real Estate Update

We sold almost 2,000 more homes in March vs February.  Interest rates are in the low 4’s which is awesome.  We are down to 2.65 months inventory from 3.30 the month prior so it’s getting busier.  Out of the 23,147 properties that are either active or pending in the MLS, the average marketing time is just under 100 days.  Keep in mind this is average and many of the higher end homes (think $5M+) can remain active for a year or two before securing the perfect buyer.  Homes are selling within a reasonable amount of time if priced appropriately for the condition and location.  Schedule a call with Katie today to discuss current market conditions and get your questions answered.

The Spring Housing Market in Phoenix

With winter behind us (don’t say that to anyone from a cold weather state…ha ha) we are heading into what appears to be yet another busy season here in the Phoenix area.  We’ve depleted a little more of our inventory than we did in January and it doesn’t appear we are stopping anytime soon.  Here at Team EvoAZ, we had 10 closings in the month of February totaling $2.9M and it looks like March is ramping up to be a great month too.  Sellers, you need to continue to be realistic if you want to sell.  Buyers, contact us to begin before the real rush hits in a few weeks and there is more competition in the market for you.  Text my cell at: 480-250-0023.
