Happy 2019 for Home Buyers!

We are preparing for a busy spring as buyers have started flooding back into the market taking advantage of decent interest rates and all the new pretty listings that have entered the market in the last few weeks. Call or text 480-250-0023 for information on buying or selling this spring.

December 2018 showed the highest levels of inventory all year.  To those buyers that tried to buy a home but was beat out by multiple offer situation after multiple offer situation, now is the time to pounce!  The interest rates are still reasonable at the moment.  Sellers!  You are going to have to be a little more realistic with pricing if you want to sell in a reasonable amount of time this season.  Price is the name of the game right now.  Call Katie if you have any questions on how the market is affecting you right now. 480-250-0023

Is the Market cooling off?

We listed the least amount of homes in November than we have here in all of 2018. We also closed on less this month than we have since January. Yes, it’s slowed a bit but those sellers that are sticking it out are sure motivated and those buyers that are missing holiday parties to look for homes are motivated too. October seemed to pack on the inventory as our active listings shot up to almost 20,000.  Buyers are feeling a little relief out there as it’s been a little easier to find that perfect property and maybe negotiate a little bit too.

September showed signs of Slowing!

Say that 10 times fast!  We sold significantly less units in the month of September than any other month in 2018 (besides January which is typically always on the low end).  With interest rates on the rise, we expect a slight shift is on the horizon but, since inventory levels are still low, we don’t expect the impact to be huge.  Happy sellin’ and buyin’, Phoenix lovers!  There are still some great deals to be had and those properties that are priced right for their location and condition are still feeling the love in the form of multiple offers!  Looking to make a move?  Call me to discuss your situation, 480-250-0023.
